There are millions of real estate agents and brokers around the country and thousands in the Seattle area alone. There’s one thing that makes you stand out against everyone else, and that’s you are who you are. You have a unique personality, perspective, and experience. Don’t be afraid to share that with your audience. In fact, it’s massively encouraged. Until people get to know you, I hate to say it, you’re just one of the thousands. My biggest tip: social media content doesn’t always have to be about business. No one likes to be sold all the time. There’s a reason used car salespeople have a poor reputation. Share outside-of-real-estate content as well.

I had a misconception about real estate brokers. I thought it was only about buying and selling houses. But what I’ve learned over the years working with real estate professionals is that there is a lot more to it. There is the nitty-gritty stuff, the handy-dandy things, and the downright dirty parts of your work. Share all of this with your audience. It’s not always buttoned up and beautiful. You’re working hard to make things happen. 1) I think that stuff is interesting, and 2) there are a lot of people out there unaware that this happens. Let people see behind the scenes.

For those who don’t like to highlight themselves, this section is for you. Get testimonial videos from your clients. We see the posts all the time: happy clients holding keys to their new homes. You can quickly turn this into a client testimonial video. It’s totally understandable if you don’t want to use that moment, but you should loop back around for a quick testimonial another time. It doesn’t have to be long. In fact, I encourage shorter content. But you shouldn’t always be selling yourself; let others do the selling for you.

Okay, this part might be controversial but I’m going to put it out there anyway. There are things you don’t need to post to social media. Just because others are doing it or it’s always been the norm, you don’t have to follow the pack.

How many of your followers truly care about a market update? I’m not saying you shouldn’t cater to that audience, but it shouldn’t be the only thing you post. And just know the number of people who care is small.

I’m always game for good tips and advice (I’ve included plenty of tips here for you as well), but just make sure they’re useful tips and advice. We all have limited time and attention spans. If it’s not relatable or useful, I’m blowing right past it on to the next thing. Again, I’m not saying don’t — just saying you don’t need to.

Hosted listing videos, property feature videos, and activity at an open house are all good real estate videos for social media. There are other real estate brokers out there who are breaking the mold. Look around. Follow others. And don’t be afraid to go out on a limb.
